25 per cent of the UK adult population are saying their financially out of control with a major number, around one million three hundred thousand people, admitting their finances are entirely unmanageable, a report by the insurer AXA says.

AXA reported that mounting credit card bills are now putting just close to 3.8 million people under intense financial pressure and a further one million of UK borrowers are now struggling to keep up their repayments.

500,000 people have been threatened with the bailiffs or repossession and consumer county court judgements (CCJs) has reached their highest level since the start of 2007’s third quarter.

The public interest Company that manages the register of judgements on behalf of the Lord Chancellor has reported that within England and Wales County Court Judgements rose by 17.4 per cent year on year to 223,519, its highest level since the beginning of 2007 and from the second quarter of 2008 this is a 25 per cent increase.

Individual insolvencies in England and Wales increased to 27,087 in the third quarter of 2008, up 8.8 per cent from 24,893 in the previous quarter.

Bankruptcies and Individual Voluntary Arrangements (IVAs) have increased 12 and 3 percent respectively.

The credit crunch could be blamed for the increase in corporate and personal insolvency throughout 2008, however, its patently obvious that further failures are going to be compounded by the recession throughout 2009.

Unfortunately the planned Simplified Individual Voluntary Arrangement SIVA, due out next year has been abandoned by the Insolvency Service

For consumers with debts up to 75,000 a SIVA, being the simplified IVA and would have only required that a simple majority of your creditors to accept the proposal for insolvency, was planned for April 2009.

For the time being the options available to the equity challenged British public who are struggling with debt and are not wishing to go bankrupt is either seeking debt management advice or some form or individual insolvency arrangement.

Mortgages 101 For Home Buyers

A mortgage is an agreement between a lender and borrower where the borrower puts up a piece of real estate as collateral for a loan to purchase that property. There exist many different types of mortgages with many different options. Outlined below is a handful of different mortgage types and some of the options you may find.

A mortgage is considered conventional when the total loan amount is issued by an institutional lender (trust company, bank, etc.) and is less than seventy five percent of the purchase price or the approved value of the property. To put it simply when you put down twenty five percent or more as you down payment than you qualify for a conventional mortgage.

A mortgage is considered high ratio when you put down less than twenty five percent lesser of the purchase price or the appraised property value as a down payment. A high ratio mortgage must be insured, as required by The Bank Act.

The Canada Mortgage and Housing Corporation (CMHC) is one of the institutions that is eligible to insure high ratio mortgages. The mortgagee risk is lessened as the insurance pays if the mortgagor defaults. Borrowers are required to pay an application fee, an insurance fee that is typically added to the principal amount of the mortgage, and the cost of a property appraisal.

The cost to insure a high ration mortgage can range from 0.5% to 3.75% of the mortgage amount, the insurance premiums are hefty and can include other administrative and appraisal fees in addition. To receive up-to-date restrictions, requirements and/or additional information that borrowers will need to meet to obtain NHA backing speak to your bank or mortgage broker.

It may potentially be financially beneficial to arrange a second mortgage instead of a high ratio first mortgage, as second mortgages fill the gap between the amount of the first mortgage and the total down payment. It may be advantageous to place a second mortgage on a home when the first is at a very attractive rate for situations like home improvements as they generally have a shorter term and higher interest rates than the first.

Many fees can get reduced or waived if you assume an existing mortgage so it may be to your advantage to look into any opportunities such as these that you come across. If a vendor has an existing mortgage that aligns with your overall financing requirements you may find yourself benefiting in more ways than one.

By Assuming existing financing, legal fees and appraisals are lessened, and the vendor may save by not having to pay a penalty for discharging his or mortgage. As most buyers find low interest rates enticing, existing mortgages are a good way to go, though one will likely still have to qualify as a borrower by the lender.

A low interest rate and liberal pre-payment privileges in combination with negligible fees make vendor take-back mortgages very enticing. They can be issued as a large first mortgage or a small second as the homeowner is the one who offers the financing themselves.

What is a Technical Trader?

If you have some experience in trading currencies, but not much, you probably are a technical trader.

This is a good place to be. You are not quite there yet (your profits are not as big as you would like), but you are well on your way to become a successful trader.

Let’s see what you are doing right now:

You know that intuition and hot tips alone do not make you money and you use indicators to tell you when it is the right time to buy and to sell. So, you study all you can about indicators, like charts, trends, ratios, volatility, etc.

This is very good! All those indicators will definitely help you make money. They are very useful tools and you should learn all about them, as long as you do not try to use them to predict the markets

One big mistake many traders make is to use methods like Elliott Wave and Fibonacci to predict how the market is going to behave. They will find that, no matter how accurate they feel their prediction is, they still lose more money than they would like.

Can you relate? There is nothing wrong in losing money (actually you have to feel comfortable losing money, but this is a subject for another article) and certainly there is nothing wrong in using indicators to help you make trading decisions. Actually, you have to be very good at using different types of indicators before doing any trading. But there is one important thing to keep in mind here: markets cannot be predicted, they can only be traded. Big difference.

The technical aspects of the trade are necessary steps on the way to success. As I said before, you have to be good at them. Just remember: all those indicators and methods are tools to be used in a trading strategy, not by themselves.

If you are on this stage, congratulations! You are half way there. You know what is important and what should be discarded when you make trading decisions.
